Need Feature Requests for Real Estate Module

We are now looking to kick off the Real Estate Development. We will be most likely start with OpenRealty type of solution.

If anyone has any specific feature requests or sites they like, please add them here to that we can do a study of those.

Handle occupancy units. If a flat has 3 rooms, they can be occupied by different parties.
Integration with map systems, eg. Google Maps, Yahoo Maps, Quikmaps etc.
Different prices for different occupation units in different period of time.
Integration with views module.
Integration with media modules.
Integration with ecommerce modules. This can solve many other feature requirements.
Handle agents with their profiles.

Good thinking on the occupancy units.

Further to the mapping suggestions, it would be nice if there was some sort of proximity searching available.

For example, a user might be looking for a new property, but it needs to be within x miles of a certain location (work, sick/elderly relative, school, etc).

Also, it might be nice if a user could enter a list of locations as part of a search. For example, I'd be perfectly willing to relocate to California (hint, hint) - I might therefore want to search simultaneously for properties in several areas using similar parameters - "I want a three bedroomed house, with a pool (oh yeah) in SF, LA or SD". I know this might seem a little obtuse, but it could be helpful. I guess it depends on the individual project.

Features straight from a real estate agent

I just happened to be in the middel of developing a real estate portal, and has gathered the wish list from the client -which is an experienced real estate agent-.
So, here it is:
There should be 3 types of content:
Flats, Houses (with or without a ground lot), Ground lots
And a custom user profile for agents who submit real estates (so that agents can be evaluated by customers ;-) )

The features i would like to see are:

There should be CCK-type fields (text, radio buttons, numerical etc), so as to be able to keep track of anything (from WC to outside view), but some fields should be included as standard (eg for a flat: City, Area, Price (rent a n d sale), Date of submition, No of rooms-bedrooms-WC, heating, elevator, parking, view, acreage)
The Area could be a category, with sub-categories - no need to enter formal locations (eg prefecture, city, address)
The fields would be visible only if there is a value set, and it should be easy to change the placement (eg 2 pre-set placements and a grid to create new ones - not like Contemplate module)
There should be a time for the real estate to be listed (eg in months), which afterwards would be automatically removed and a notification sent to the administrator - or a list with expiry dates)
There should be a simple loan calculator (capital, interest, payments etc)
There should be an easy to set-up "saved search" which will automatically notify by e-mail if there is a new real estate conforming to the criteria set, for a given time forward (eg for 2 months)
There should be information about who registered which estate (eg agent), with profile, area, and contact info and a configurable quota on the number of estates he can promote
The search should be by: Area, submission date, price etc and an advanced search as well, with all fileds searchable

That's about it.
I am currently using CCK and Contemplate, anything would be an improvement.

Just an FYI - I've recently discovered the Viewfield module. This might prove very useful in development projects like this. Unfortunately there is a tiny bit of functionality missing - which I needed, and hence can't use it yet - but this is promised "soon". Keep your eye on it.

Real Estate module features

Here is my wish list for a module of this type:

Users can subscribe for a price (paypal intregration) and post/maintain their own listing. This will enable it to be used for a FSBO site.
User agrees to terms of use before able to post listing - configurable
Featured listing
Configure number of photos able to post.
Flash or slideshow
Print listing brocure.
E-mail listing to friend.
Ability to add unlimited listing features - pool, fireplace, stc.
Listing Description
Map and directions link
Set expiration date for listing
Thumbnail image in list view
Add to my favorites
Decent property search.
Property type - business, land, residential, etc.
Option to use as rental listing
And - dare I ask... ability to intregrate with local MLS. OR has a module for this....

I could think of more.

A lot of the features in open realty are great, but it just seems kind of unstable and clunky - you really need a CMS along with a real estate site to enable the realtor to maintain content other than listings - a big drawback with OR. Then there is MamboOR which is Mambo/Joomla with an OR plug in. Not a lot of intrest there - last update on thier website was 09/2005 Is there an estimate on the availibility of this module?
