New real estate listing module looking for some testers

I'm in the process of releasing a new real estate listing module and currently looking for some testers.
The module is called uListing (for drupal 6.x) ... a newer better version of rListing (for drupal 5.x). rListing is free but only for drupal 5.x and uListing is not free. There's no plan for updating rListing to drupal 6 (at least not by me but anyone is welcome to try). However a conversion module for rListing to uListing is on the todo list. uListing is a complete code re-write (ie. taxonomy integration).

There is a catch. I'm looking to build a RETS 2.0 module to interface with uListing. Not RETS 1.x but 2.0 with SOAP web services. You're probably wondering what the difference is, as you may know, MLS data differ between servers. With SOAP I stand a better chance of building a more generic interface. But there's no guarantee I'll be successful in this endeavour .

Here are my requirements .. and I only need the first 3 with all these requirements.
1. have access (login/password) to MLS RETS 2.0
2. be looking to build a live production site (don't have to settle for uListing ... but must be in the market).
3. if you do end up using uListing, you must be willing to have your site be listed as a "featured site" using uListing.

  • you will be given 1 free copy of uListing and a copy of the RETS module if I'm successful.
  • No I'm not planning to do an IDX of any kind module ... too much of a headache.

developers are welcome, but must have a client interested and with the above requirements ... especially the MLS RETS 2.0 access. Please note, uListing is not under GPL license thus can not be redistributed in any way.

Main features that differ from the old rListing module
- "Nearby Listings" on google map, yes click that check box and any nearby listings will be shown on the map.
- ability to add your own custom fields ... similar to the user profile module.
- builtin image uploader and viewer (no need for extra contrib modules to get it working).

I think you have every right to sell the module. I just want that said up front.

What I am curious about is the license. You've released it under the GPL. So I could purchase your module, make a few changes and release it to the wild.

If you think IDX is a headache... good luck with RETS ;) RETS may have created more of a 'standard', but in actuality I've found it infinitely more complicated than handling IDX feeds - especially if you're trying to generalize this.

I've been working on a free and open source RETS/IDX module (for Drupal 5) and am looking for testers/development help myself - http://drupal.org/project/mls Please take a look, but if you use any of my code in your module, you will need keep it under the GPL.

Thanks for the heads up. I already have an IDX module that can pull data from servers. I still don't know if I'll be able to do it, but if i can the module will be free and under the GPL license. I just really like the idea of using SOAP to interact with the servers. Any "standard" is better than none in my books :)

In case you missed the memo, SOAP lost out. Just kidding... well, more like, I meant that in good humor, no offense! I know SOAP-style services are prevalent in a lot of industries from the push of the past half-decade. I have experienced the pains of the same so-called "standard" implementation within the auto sales industry...

But I also have to wonder... why build on the Drupal platform and decide to keep your code locked up? There are other business models to pursue that probably hold a lot more potential. What this seems like to me is, the entire culture of the NAR and other local/regional realtor associations (and their MLS systems) have forever been based on a culture of proprietary-ness and controlled-access walled gardens... e.g. "this is my listing and you can't have it unless you pay for it". I struggle to understand why that culture persists in the face of the direction everything else in the world is moving... or how it benefits anyone. And it feels as if that same culture "bug" has found its way into your work as well.

I have a keen interest in the nature of the work going on here (but not a direct, immediate need) and without even leaving this thread, I already know that I am far more interested in the work that awjrichards is doing... simply because it is GPL'd drupal work that has far more potential for higher quality and greater longevity, thanks to this amazing community!

RETS Connector

I just downloaded a desktop application called "RETS Connector" to my local PC, which allows me to create and run custom MLS queries and get results either as XML or CSV files. I have no experience, however, on how this desktop application can integrate with the MLS Module - or are they both designed to do the same thing?

Is there any tutorials explaining what steps are involved between the time the user submits a search criteria and when the results are displayed?

Being a newbee, I'm obviously missing many of the fundamentals....Any insight would be greatly appreciated.

My Drupal real estate site

I had a custom MLS module built for my site 3.5 years ago. I describe the site in detail below. The site is Drupal 4.7 and I'm looking to upgrade it to 6 and collaborate on the effort with others.

The site downloads the MLS data each day from two different MLS boards (North Tahoe and South Tahoe) via a Python script and converts the data into nodes(pages). It then notifies clients who have subscribed for updates. Notifications include; new listings that match their criteria, price changes, and when photos have been added/changed. It also has a weekly statistical email subscription that crunches some basic stats and includes link to new listings, price changes, and new/updated photos. On the property pages we display the following; listing date, property details (including HOA fees), listing agent's comments, a history of original price and dates of each price reduction, a slide show (via Google's Picasa) of additional photos we've taken, comments from us after we've previewed, Google Street view that has the ability to see the neighboring properties, Google map, a slide show (via Google's Picasa) of the HOA amenities, a table of recent sales in the community (uploaded via node import module), a table of recent price reductions in the community (automatically done via the MLS module), a table of properties in the community that we've recently previewed and added photos. In the side bar of each property page we include an area called Quick Links that includes; Search the MLS, Weekly market report, Lake Tahoe lakefront homes, Recent sales by area, Recent price reductions by area, Bank owned properties, Short sales, and another link to contact us. Below this the MLS module automatically crunches the following stats;

Below this we display featured properties. We currently have this configured to display properties within the same community that are priced similar to the property the client is viewing. This can also be set to display any properties....those we see as exceptional, those we've previewed, or our listings.

I get comments from new clients often saying they are contacting me because my site provides more information than any other site in my market. 99% of the sites are a framed IDX solution from a local developer. But there's more I want to do with the site. More stats, mapping search and results displays, better search engine optimization of the properties, multiple community sites that feed from the main site, integration with a CRM like salesforce.com, automation of the addition of the sold stats... I'm reaching out to other realtors in an attempt to see if we can get a few of us to collaborate on the details of the build as well as the cost of the build.
